The expansive garden surrounding Tenuta Francigena is a true celebration of the Tuscan landscape, bordered by flowers, aromatic herbs, and iconic plants including laurels, pomegranates, and olive trees. A welcoming portico provides a shaded outdoor living area furnished with comfortable seating, ideal for relaxing at any hour of the day. Adjacent to the pool area, a pergola offers a charming shaded dining spot complete with a barbecue, perfect for alfresco meals in the open air. The non-heated swimming pool is positioned approximately 15 m from the farmhouse and serves as a peaceful centrepiece of the outdoor space. Rectangular in shape, it measures 10 x 5 m with a depth of 1.4 m and features salt purification, internal lighting, and Roman steps for easy access. A dedicated solarium area equipped with sunbeds and umbrellas invites you to unwind in the sun, while a solar shower with both hot and cold water adds a practical touch. The pool is open from the last Saturday in April to the first Saturday in October. Please be aware that photographs of the garden were taken in spring, and therefore the blossoming of flowers and the colour of the grass may differ from what you observe upon your arrival.

A guest bathroom is also found on this level, and adjacent to the external portico there is an additional guest bathroom housing the washing machine. The first floor features 2 double bedrooms and 1 twin bedroom, served by 2 bathrooms each equipped with a shower. Also on the first floor, accessible via a wooden spiral staircase, is a private suite comprising a double bedroom and an en-suite bathroom with shower, offering an elevated sense of comfort and seclusion.

Description
Villa Saida is built respecting the traditions of Tuscany, using materials available in the area, like wooden beams and rafters handcrafted on local walnut. Also materials for roof and floor are handmade in Tuscany. Certainly modernity is not forgotten. The value of the structure does not derive only from the high quality of the materials and from many comforts, but also from its location: in fact, on an area from where we can enjoy an unique view of the Alpi Apuane (the marble mountains), the Rocca Ariostesca in the centre of Castelnuovo, reachable walking on a shaded road, the Monte Alfonso and its fortress (that is part of the natural park of the Alpi Apuane) and finally the Appennino. In the river Serchio Valley we can see the Villetta bridge, one of the highest rail bridge of Italy. On the left we can admire the Pania della Croce, while on the right the beautiful "Pania di Corfino", a rocky group on which there is the Orecchiella Park, and at the far end the pass of the Radici inside the Appennino Park that, when snowy in winter, is a incredible sight. The area offers the possibility to practise many sports (trekking, golf, mountain bike, horse riding, in addition of the near tennis courts and soccer fields). Also other outdoor activities are available for a complete relaxation.
A little farer than twenty kilometres there are the Bagni di Lucca baths, already famous at the roman age, where there are particular kind of warm and healthy waters and mud. Many Tuscan tourist resorts are easily reachable: art and historic towns like Lucca, Pisa, Firenze are close to the Villa. Less than an hour is needed to reach the Versilia seaside, while in winter there are many locations where we can go skiing (Careggine, Casone di Profecchia, Abetone, Radici e Val di Luce).
PARK: The Villa lies in a wonderful garden of about 4.066 square yards, confines with the wood at one side and has a fence all around with an entrance equipped by an automated gate and divided in two: one for cars and a second for persons.
POOL:
The pool, from where you can see a wonderful sight, is 14 X 6 meters and constantly deep 1,50 meter .+ Hydro massage area of 90 cm. depth. about. There are four positions for water message and is equipped by garden furniture like easy chairs and beds for sun baths.

DISTANCES: the center of Castelnuovo Garfagnana is about 800 mt far and can be reached on foot very easily.
The OWNER lives about 2 km from the villa, so he is available for any need of the renters. The villa offers a very good privacy; only when cleanings of the pool, and garden maintainance are necessary, the owner can come to the villa, but he is glad to arrange this with the renters in advance, and come when they prefer.

Adjacent to the kitchen and overlooking the garden, a charming porch with 2 ceiling fans offers a tranquil setting for breakfast and lunch, embraced by the scents of the Tuscan countryside. Next to the porch, a pizza oven and a modern barbecue invite you to prepare and enjoy your meals in complete relaxation. A well-equipped play area for children, ping-pong, and table football are also available within the park, ensuring entertainment for guests of all ages. A large outdoor living area with elegant armchairs is positioned in the shade of centuries-old pine trees, creating an inviting space for rest and conversation. The ground floor is accessed from various points, with the main entrance located in the portico area, leading into an elegant entrance hall, a guest bathroom, and a dressing room, before continuing through to the typical Tuscan kitchen, a sitting room with fireplace and TV corner, and a dining room. To the left of the main entrance, a double bedroom with ensuite bathroom and access from the sitting room is available, alongside a second double bedroom with ensuite bathroom suitable for disabled guests, featuring a French window with a ramp for direct access to the garden. Also on the ground floor, accessible from outside, is the laundry area and the area housing the pizza oven. An internal sandstone staircase leads to the upper floor, where the sleeping area comprises a double bedroom with ensuite bathroom and dressing room, 2 double bedrooms, a single bedroom, a single bedroom with a queen-size bed, and 2 bathrooms with showers. All rooms on this floor are equipped with air conditioning. For the 16-guest configuration, an external terracotta staircase leads up to an exclusive apartment, accessible from outside only, composed of an open-plan living area with sofa, TV corner, and fireplace, a double bedroom, a twin bedroom, and a bathroom with shower.
