MAIN HOUSE. The main building is built on two levels. The ground floor, features a large living area with fireplace and TV which is connected to dining area and to the fully equipped kitchen. Also on this floor there is a double bedroom, a twin bedroom (with divisible bed) and two bathrooms, one with bath tub and one with shower and a storeroom. The entire ground floor is well connected to the outdoors by traditional French doors. From the ground floor an internal staircase leads to the upstairs which consists of a large living area with sofas and fireplace, Three double bedrooms (1 with divisible bed) with en-suite bathrooms (one with a bath tub and two with shower). DEPENDANCE. A few metres from the main house there is a dependance composed by a living room, a kitchenette, two double bedrooms, a bathroom with shower, an en-suite service bathroom.
Park:
The park cover an area of about 4 acres of lush olive groves and vineyards. Near the park, there is a rich forest that allows gusts to go for walks in the shade. At the back of the house, in a large brick paved room, equipped with two large sun umbrellas give shade to a table and chairs perfect for lunches and dinners whilst admiring the unique views over the Tuscan hills, beside is located the area with table tennis.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:

Perched atop a hill at approximately 600 meters above sea level, the cottage commands breathtaking panoramic views across the Tuscan valleys, stretching as far as Mount Amiata and Mount Cetona. The property sits within a fully-fenced park of approximately 2,000 square meters, offering guests a private and tranquil outdoor environment surrounded by the authentic beauty of the Chianti landscape. A panoramic swimming pool, sunbathing area, and outdoor dining space complete the outdoor offering, while private parking for multiple vehicles is available within the fenced grounds. Wi-Fi internet connectivity ensures guests remain connected throughout their stay, and the property's thoughtfully designed yard, with its ornamental olive trees, medicinal plant beds, and sustainably chosen creeping plants, reflects a genuine commitment to the natural environment.

The grounds of Cottage Dolcevista extend across a gently terraced hillside setting, where outdoor paths, natural stone steps, and organic level changes create a landscape of great charm and privacy. The park, covering approximately 2,000 square meters within a two-metre high perimeter fence, features stony ground adorned with flower beds of medicinal plants and succulents, as well as areas planted with ornamental olive trees. Towards the pool area, a sustainable planting project has introduced singular species of creeping plants suited to dry, sloping soil, helping to minimize water consumption while maintaining the natural beauty of the surroundings. The outdoor dining area, positioned alongside the house, is shaded by an umbrella and offers a comfortable space for alfresco meals. A fixed barbecue is located just a few steps away, making outdoor cooking a natural part of the experience. The above-ground octagonal swimming pool, measuring 6.40 x 3.40 meters with a constant depth of 1.20 meters, is situated approximately 30 meters from the cottage on a lower level, reached via a short sloping path laid with Chianti stones in a distinctive lost steps pattern. The non-heated pool is lined in PVC and equipped with internal lighting, a chlorine purification system, and a wooden ladder for water access. The surrounding solarium area is shaded by oak trees and furnished with sunbeds and deckchairs, while a cold-water shower is conveniently located at the side of the pool. The pool is available from the last Saturday in April to the first Saturday in October. Please note that photographs of the property were taken in spring, and the appearance of flowering plants and garden grass may differ at the time of your arrival.

The first floor is also independently accessible from the outside via the parking area side, offering added convenience and flexibility for guests.

The property participates in the Zer0Dep Guarantee program, meaning guests are not required to pay a security deposit either on balance or upon arrival. This program includes EuropAssistance coverage in the event of accidental damage caused to the property during the stay, up to a maximum of 1,500.00 euros and subject to the restrictions provided. Access to the property is via a vehicle gate. 2 cars can be parked inside the fenced grounds and 1 additional vehicle can be parked outside. Due to the terraced hillside setting, with outdoor paths, natural stone steps, and sloping terrain, the property may be less suitable for guests with reduced mobility or families with very young children. Pets are welcome at the property. A mandatory extra cleaning fee applies for guests traveling with animals. Tourist tax may apply where applicable.

Four nice apartments in a farmhouse situated on a large farming estate (30 hectares) with woods, vineyards, horses and “cinta-senese” breeding (kind of pig typical of the area around Siena). This property, offering a total of 4 units, is in quiet and panoramic location and enjoys extensive views over the surrounding landscape. All of the apartments are simply but nicely furnished, in a typical Tuscan style.
The access to the property is via an unpaved road of 2,3 km.
The property, thanks to its spacious interiors and its large exteriors, guarantees a pleasure and safe stay. All the areas, including the swimming pool, are carefully sanitized and sterilized for the health and tranquility of guests.
Distances: Castelnuovo Berardenga with all kinds of shops 10,5 km away, Siena 28 km, Radda in Chianti 40 km, Florence 77 km. Horse-back riding facilities 6 km away.
At guests’ disposal: large well-kept furnished garden, swimming-pool (5,5 x 13,5 m – maximum depth 2,4 m – open from 01/05 to 03/10), solarium (30 square meters) set in panoramic location.
