The property covers approximately 2.5 hectares of fully fenced land, encompassing olive groves, vineyards, fruit trees, a small wooded area, and fragrant hedges of bay and jasmine. The central courtyard, enclosed by the villa's historic buildings, is adorned with ornamental plants and climbing bougainvilleas, and features shaded seating areas perfect for relaxed gatherings. On the south side of the villa, a covered porch is furnished with a table and a dedicated relaxation area, ideal for outdoor dining and unwinding in the shade. A paved terrace with table and chairs is positioned directly in front of the pool, offering a refined setting for al fresco meals with views over the estate. An outdoor kitchen with barbecue facilities is also accessible from a furnished porch, providing everything needed for memorable outdoor entertaining. Stone paths wind through oak groves and lead to the private tennis court, which features a synthetic grass surface, perimeter fencing, and available rackets. On the ground floor, a billiards room and a bathroom with shower are accessible both from the pool area and via the internal staircase. Parking is available on the property along a private gravel driveway.
