Directly adjacent to the villa entrances, a veranda provides a charming setting for outdoor dining, while a comfortable seating area invites guests to linger in the open air. In front of the annex and overlooking the pool, a portico furnished with sofas and tables offers the perfect vantage point for enjoying an aperitif at sunset. The south-facing pool area lies in a panoramic position just a few steps from the annex and approximately 20 metres from the main villa, reached via a paved path bordered by flowering shrubs. The rectangular pool measures 6 by 12 metres with a depth of 1.50 metres and is lined in PVC with salt treatment purification, internal lights, Roman steps, and a ladder for water access. The expansive stone-paved and lawn sunbathing area surrounding the pool is equipped with sunbeds, deckchairs, umbrellas, and tables. Additional facilities in the pool area include a hot and cold-water shower, a small bathroom, and speakers. A covered gazebo with armchairs and a handy fridge completes this outdoor haven. The pool is non-heated and open from the last Saturday of April until the first Saturday of October, though heating is available on request from May to October. An internal staircase leads to the second floor, where 4 double bedrooms are located, each with a private bathroom: 3 with shower and 1 with an ensuite bathtub and shower. The attic comprises a double bedroom with a bathroom with shower, as well as a further double bed situated in a room with a ceiling height of 1.30 metres, which also has its own bathroom with shower. In 4 of the larger rooms, it is possible to add a single bed. The annex, positioned just a few metres from the main villa and close to the pool area, consists of a suite with a seating room, a double bedroom, and a bathroom with shower.

Outdoors
The outdoor spaces of Poggio Novoli are a true highlight of the property, thoughtfully designed across several terraces connected by stone steps that cascade down the hillside. The lower terrace is home to the magnificent infinity pool, a rectangular non-heated pool measuring 6 by 12 metres, with a depth ranging from 1.20 to 2 metres. Lined in PVC and equipped with a salt purification system, the pool features submerged steps for easy water access and can be enjoyed even after sunset thanks to interior and exterior lighting. The surrounding solarium, finished in stone and lawn, is furnished with sunbeds, an umbrella, and a comfortable sofa with armchairs shaded by a gazebo. Hot and cold-water showers are available on one side of the pool area, and a security fence runs along the external perimeter. The pool is open from the last Saturday in April until the first Saturday in October. Beyond the pool terrace, the garden unfolds across multiple levels, offering 2 terraces with sitting areas, a vine-covered American pergola with a dining table set within the fenced garden in front of the main entrance, and a spacious central courtyard housing a portico with a dining table alongside an outdoor kitchen complete with a stone barbecue and worktop. The entire property is set within 1.4 hectares of land planted with 120 olive trees, holm oaks, cypresses, cherry trees, fig trees, and Isabella grape vines, creating a lush and fragrant natural environment that frames every outdoor moment with the colours and scents of the Tuscan countryside.

Poggio Novoli accommodates a maximum of 6 guests across 3 bedrooms and 3 bathrooms, distributed between the ground floor of the original farmhouse and a separate annex located a few metres away. The main entrance is accessed from a pergola and leads directly into an open-plan living area on the ground floor, comprising a fully equipped kitchen with a dedicated recess for the washing machine, a dining area, and a lounge featuring a satellite TV and a modern fireplace. From this central living space, a corridor leads to a double bedroom and a bathroom with shower. The corridor also connects to a passage room, designed to serve as a reading, relaxation, or games room, which in turn leads to the master bedroom complete with an ensuite bathroom with shower. The passage room contains a sofa bed available for use by a couple requiring separate sleeping arrangements or for a child wishing to sleep near their parents, without exceeding the maximum occupancy of 6 guests. The 3rd double bedroom, distinguished by large panoramic windows that frame the surrounding countryside, is situated in the annex and is served by its own bathroom with shower.

The property is accessed via approximately 250 metres of unpaved farm road flanked by tall cypresses, departing from the municipal road of the Castello di Montefioralle. The road crosses the property below the level of the swimming pool, near which a parking area for approximately 3 cars is available. On the first floor of the farmhouse resides the owners, who are not present during the period from May to September. Guests are kindly informed that the photographs of the property were taken in spring, and therefore the flowering of plants and the colour of the garden grass may differ from what is visible in the images at the time of arrival. Pets are welcome at the property. Tourist tax may be applicable depending on current local regulations.

Casa Paggetti is an ancient stone farmhouse located in the village of Pescina, in the Chianti hills, with panoramic views of vineyards, olive groves and woods. Dating back to the 17th century, the house belonged to the Paggetti family, whose coat of arms is still visible on the facade. Restored to respect its historic character, the villa is spread over three floors and retains original elements such as terracotta floors, vaulted ceilings, exposed beams and period furniture, with parquet in the bedrooms. The garden, shaded by tall cypress trees, is arranged on terraces and lawns furnished with outdoor dining areas and lounges, as well as an outdoor kitchen with barbecue and wood oven. A swimming pool and a heated hot tub complete the picture. In a hilly position, the villa is ideal for exploring Greve in Chianti, Florence and the entire Chianti Classico area.

The villa is spread over three levels for a total of about 550 square meters. GROUND FLOOR — Entrance to open space living area with dining table, fireplace and kitchen with access to the outdoor dining area; dining room with fireplace and French windows to the terrace; living room with TV; bathroom with shower and laundry area. LOWER FLOOR — Living room with ornamental fireplace and access to the lower garden terrace; gym; bathroom with shower. Park:
The villa is surrounded by a fenced terraced garden of about 3000 square meters, bordered by stone walls and high hedges. The garden is spread over three levels. The stone-paved upper level includes a shaded dining area with table and umbrella, a seating area covered by a shade sail, a built-in barbecue and a wood-burning oven. Flowerpots, vines and cypresses complete the green setting around the house. A stone staircase leads to the second level, with a tiled area where there is a relaxation area, the entrance to the basement and access to the covered garage. On this level there is also the driveway gate, accessible from a small road that runs along the property and leads to the internal car park. The surrounding lawn houses the pool with solarium. Finally, a second staircase leads to the lower level, planted with olive trees and a cherry and fig orchard, bordered by a stone border. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located a few meters from the house, on the second level of the garden; it is accessed via a stone staircase or along a path in the lawn. Irregularly shaped, it measures about 12 x 10 m with a depth varying from 1.20 to 1.80 m; it is covered in PVC and bordered with terracotta finishes; access to the water is via a Roman staircase. The pool is equipped with internal lighting and a chlorine purification system. The surrounding solarium area is partly paved with stone and partly with lawn; it is furnished with sun loungers, umbrellas, tables and a lounge area. In this same area there is also an outdoor shower and a 2 x 2.20 m heated hot tub, with three seats. The pool is open from the last Saturday in April to the first Saturday in October.
