Il Doccio is a little hidden paradise, a real country oasis that makes it a private place, ideal for rest and recharge.
The entire property consists of the Podere of about 8 hectares of fields and oak woods. The access road to the property continues beyond the small bridge to the end of its run to the houses of the ancient Mulino del Doccio.

The pool is covered in PVC with internal lighting, features chlorine purification, a submerged ladder, counter-current swimming, and manually operated geysers, and is heated by solar panels. It is accessible via a 30-meter path and is open from the last Saturday in April to the first Saturday in October. The surrounding solarium is paved with travertine and wood and furnished with sun loungers, umbrellas, and a shaded gazebo. Adjacent to the main pool is a second circular children's pool, covered in mosaic, with shallow water, hydromassage, and a shower with both hot and cold water. You will find the Agriturismo Le Balze in the heart of the Alto Valdarno, at the foot of Pratomagno, and 4 km from the small village of Castelfranco di Sopra. All around is a natural landscape of rare beauty, which will captivate you from the first moment, characterised by the presence of the 'Balze', secular examples of erosion that over the years have formed towers and rocky blades that rise majestically in the valley bottom.
In about 30 minutes by car you will be able to reach Florence, the cradle of the Renaissance. City of the ancient Medici family, a heritage not to be missed, with its artistic masterpieces, the colourful marble of the churches and the lofty architecture, the ancient bridges over the Arno river and the majestic noble palaces with their immense gardens adorned with fountains, sculptures, grottoes, staircases and paths.
The villa is divided into three independent flats, in one of which on the ground floor there is a double bedroom with a bathroom suitable for persons with disabilities. The structure was born from the recovery of old farm outbuildings close to the main house where the owners live, who will be, albeit in a discreet manner, a point of reference for all your needs.
The owners, thanks to careful renovation using traditional materials such as wood, terracotta and stone and comfortable furnishings, have ensured that the villa is perfect for spending a comfortable and restful holiday.
Villa Le Balze overlooks on one side a wooden porch, equipped with table and chairs and perfect for your dinners and evenings in company, and the lush garden where you will have a barbecue and a table tennis. On the other side, the house overlooks the swimming pool area (size 6x12 m, depth 1.40 m - open from 10 May to 15 September), which is completely fenced off and for the exclusive use of guests.
At Agriturismo Le Balze you can taste and purchase excellent wine and extra-virgin olive oil, vegetables, fruit, and all the products of the farm. In addition, on the ground floor of the house where the owners live you will find a small restaurant (maximum 25 seats), open both to the public and to guests of the villa. Description
You will discover that the 'Balze' are a landscape of rare beauty, centuries-old examples of erosion that over the years have formed towers and rocky blades that rise majestically in the valley bottom, and that will catapult you into a suggestive, almost magical world.
The Agriturismo Le Balze is located in the heart of the Alto Valdarno, at the foot of Pratomagno, and 4 km from the village of Castelfranco di Sopra. The nearest shops and supermarkets can be found in Montevarchi or San Giovanni Valdarno, about 10 km away. Here, in the small, pretty towns, you can spend an evening out for dinner or organise an aperitif with friends.
The property is divided into three apartments resulting from the restoration of old farm outbuildings close to the main house where the owners live. Traditional materials such as wood, terracotta and stone were used in the renovation carried out to maintain the building's rural and peasant origins. All the apartments overlook a wooden porch on one side, where you will have your own private space equipped with table and chairs to spend the cool summer evenings at dinner or with your family or friends.
In the large, green garden you will have a practical barbecue and a table tennis. The swimming pool in common use is located at the back of the building (size 6x12 m, depth 1.40 m - open from 10 May to 15 September) and is completely fenced. Laundry and ironing facilities in a common room.
At Agriturismo Le Balze you can taste and buy excellent wine and extra-virgin olive oil, vegetables, fruit, and all the farm's products. But certainly one of its highlights is the small restaurant (maximum 25 seats - reservation required) run by the owners and located on the ground floor of their home, open both to the public and to guests of the agriturismo, where you absolutely must, at least for one evening, taste the delicious typical dishes, which are cooked using tasty local products.

Originally a farmhouse within the prestigious Monsoglio Estate, this aristocratic and stately residence has been carefully restored to preserve its iconic double dove tower structure, original stone floors, and impressive wooden ceiling beams. The interiors are enriched by a curated collection of antique furniture and refined style details that lend an uncommon personality to every room, including the large and elegant living room that seamlessly extends outdoors to a generous porch overlooking the immaculate surrounding garden. Set within a property of approximately 20 hectares in the Valdarno Superiore area at the gateway to Chianti, the villa offers sweeping views over the estate's own vineyards and is embraced at the rear by seven hectares of woodland. Guests enjoy the exclusive use of the entire structure, as no other guests will be present during their stay. The property features a well-maintained yard of remarkable natural beauty, complimentary Wi-Fi internet access, and a covered private parking area reached via a private cypress-lined avenue, ensuring both comfort and convenience throughout the stay.
Outdoors
The grounds of Il Poggerello are a true extension of the villa's refined character, offering expansive lawns planted with grass and framed by the estate's own vineyards and dense woodland. A private cypress-lined avenue leads to the covered parking area and from there to the main house, the annexes, and the swimming pool. Around each residential structure, the beautifully maintained garden is enlivened by multiple seasonal blooms, with dedicated recreational spaces designed for outdoor relaxation. The porch directly in front of the main villa, accessible from the kitchen, is furnished with comfortable seating and a dining table, making it an ideal setting for al fresco meals in the Tuscan countryside. On the first floor, a spacious panoramic veranda is equipped with a gym area featuring a treadmill and a stepper, as well as a play area with a table tennis table. Additional outdoor seating and dining areas are arranged in front of the annexes, sheltered by verandas and porches, perfect for convivial gatherings or quiet moments of private relaxation. The non-heated rectangular swimming pool occupies a private terrace positioned at a lower level than the villa, approximately 30 metres from the house and accessed via 2 gates and a short stone staircase. The pool measures 15 x 7 metres with a depth ranging from a minimum of 1.40 metres to a maximum of 2.5 metres. The tub is covered in PVC with a stone edge and is accessible via a ladder or internal steps on one side. The purification system is hybrid, alternating chlorine with active ions. The surrounding lawn is furnished with a gazebo, deckchairs, and armchairs, while a cold-water shower and a bathroom with shower are also available in the pool area. The pool is open from the last Saturday in April to the first Saturday in October.

Il Poggerello accommodates up to 10 guests across 5 bedrooms and 3 bathrooms, distributed over 2 floors and 2 turrets positioned on either side of the main villa. On the ground floor, the entrance opens into a large living room arranged with a dining table and 2 elegant seating areas. From here, access leads to the dining room, which connects to the kitchen with direct access to the porch. The ground floor layout is completed by a laundry room and a service bathroom. On the first floor, an additional living room and TV room provides a comfortable secondary lounge. On one side of this space, a double bedroom features an en-suite bathroom with bathtub and a double entrance. On the other side, a corridor leads to a hallway and 2 further bedrooms: a double bedroom with a bed measuring 1.90 metres in width, and a twin bedroom, both served by 2 bathrooms with bathtubs. The first-floor living room opens onto the spacious panoramic veranda. At the far ends of the first floor, 2 ramps lead to the 2 towers, one located near the staircase to the ground floor and the other adjacent to the bedrooms. Each tower houses a double bedroom, one of which features a bed measuring 1.60 metres in width.

Air conditioning is available in the bedrooms, with the exception of the twin bedroom. The property is also equipped with heating for cooler months, a washing machine located in the dedicated laundry room, and a dishwasher in the kitchen. Entertainment is well catered for with satellite TV, allowing guests to enjoy a wide selection of channels during their downtime. The villa operates under a pet-friendly policy, welcoming guests who wish to bring their animals along for the stay.

Guests renting the property in this configuration will have exclusive use of the entire structure, with no other guests present at any time during their stay. Pets are welcome at the property; however, a mandatory extra cleaning fee applies in the event of the presence of animals. Tourist tax may apply where applicable.
