A rose garden of yellow roses frames the solarium area adjacent to the pool, adding an elegant and romantic touch to the outdoor environment. The estate is enriched by typical Tuscan vegetation, including olive and elm trees, as well as a generous orchard available to guests, featuring nuts, figs, and pomegranates. Multiple gazebos are positioned throughout the garden, offering shaded retreats from which guests can admire the spectacular view of the hill of Cortona. The large gazebo situated outside the kitchen serves as a natural gathering point for outdoor lunches and dinners, with a stone barbecue located just a few steps away. A dedicated area for table tennis, sheltered beneath its own gazebo, provides a lively recreational option, while open lawn areas invite guests to enjoy informal outdoor activities. The non-heated swimming pool is rectangular, measuring 12 x 6 meters, with a depth ranging from a minimum of 1.20 meters to a maximum of 1.50 meters. The pool is covered in PVC and features a chlorine purification system as well as internal lighting. Entry into the water is made easy by a Roman staircase on one side of the pool, comprising 4 large steps. A cold outdoor shower is also available in the pool area. The edge and surrounding paved area extend 1.5 meters in Tuscan terracotta, while the spacious solarium is equipped with sun loungers, chairs, and armchairs set on the surrounding lawn. 2 gazebos, positioned a short distance from each other within the pool area, are furnished with armchairs and smoking tables, creating an ideal setting for moments of relaxation. The pool area is enclosed with mesh fencing and is located on the same level as the villa, approximately 70 meters away. The pool is open from the last Saturday in April to the first Saturday in October.

Unit Layout

Nonno Fernando is a two-floor property comprising a main house with shared common areas and 5 independent annexes, designed to accommodate a maximum of 22 guests across 9 bedrooms and 10 bathrooms. The central structure, accessed from the main entrance, houses a large living room, a dining room with fireplace, and a fully equipped kitchen, all connected to one another by elegant vaulted ceilings. A service bathroom completes the ground floor of the main house.

Outside the ground floor, 2 flights of stairs located to the left and to the right of the main entrance lead to the first 2 annexes on the first floor. Annex 1 consists of 2 apartments connected to each other. The first apartment features a double bedroom and a twin bedroom with joinable beds, both with an en-suite bathroom with shower. The second apartment includes a double bedroom with a single bed and an en-suite bathroom with shower. Annex 2 is located on the same level, directly opposite the entrance of Annex 1, and comprises a double bedroom with joinable beds and a double bedroom, both with en-suite bathrooms with shower. A spiral staircase leads to a loft area with a single bed, where a second pull-out bed is available on request, along with a bathroom with shower.

On the front facade of the villa, a further staircase leads to Annex 3, which includes a study with a single bed and a second pull-out bed, a double bedroom, and a bathroom with shower. From the rear of the villa, the final 2 annexes are accessible, one on the left and one on the right of the main building. Annex 4 consists of a double bedroom and a twin bedroom with joinable beds, both with en-suite bathrooms with shower, and can also be accessed directly from outside. Annex 5 features a double bedroom and a bathroom with shower. Each annex is equipped with a small living room and a kitchenette. The laundry room is located in an annex adjacent to the farmhouse.
