Directly outside the living room French window, a large porch furnished with a table and chairs provides an ideal setting for al fresco dining and leisurely gatherings in the shade. Please note that the garden photographs were taken in spring, and the appearance of the flowers and grass may vary depending on the season of your visit.
The centrepiece of the outdoor space is the magnificent non-heated infinity pool, positioned just 15 metres from the house and immersed in the surrounding garden. Rectangular in shape and measuring 6 x 12 metres, the pool features a border in Tuscan travertine and is internally lined with mosaic tiles, lending it an elegant and distinctly regional character. The depth varies from 1.20 metres to 2.20 metres, and access to the water is made easy via large steps. The pool is equipped with chlorine purification, as well as lighting both inside and outside the water. Along one side, a discreet hedge provides a sense of privacy, while fragrant roses frame the perimeter and a carpet of well-kept lawn surrounds the sunbathing area, which is furnished with sunbeds, an awning, and a hammock. The farmhouse is set within a 36-hectare property entirely surrounded by woodland, where dotted paths and unpaved roads extending for approximately 1.5 hectares invite guests to enjoy long, peaceful walks through nature. The charming flowered garden of 500 square metres features a generous lawn area that wraps around the house, creating a tranquil and welcoming outdoor environment. 2 benches, sunbeds, and a hammock are thoughtfully arranged throughout the garden, offering ideal spots to unwind in complete serenity. In front of the French windows of the kitchen, a gazebo-covered outdoor dining area is furnished with a table and garden chairs, while a gas barbecue positioned just a few steps away adds to the al fresco experience. A table tennis table is also available for guests seeking a more active form of outdoor leisure. It is worth noting that the photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ at the time of arrival. The non-heated swimming pool, sited on a lower level relative to the house and oriented to the south, is open from the last Saturday in April to the first Saturday in October. It features an attractive kidney shape and measures 11 x 7.3 metres, with a minimum diameter of 4.80 metres near the ladder. The depth ranges from 1.10 metres to 1.80 metres, and the pool is lined in PVC with salt purification. Entry to the water is via Roman steps equipped with hydromassage vents. The pool border is paved with antiqued tiles that harmonise beautifully with the exterior of the house and the surrounding countryside. Both external lighting and internal pool lighting are provided. The solarium area surrounding the pool is furnished with sun umbrellas, sunbeds, small tables, and an outdoor hot water shower. From this vantage point, guests can enjoy a sweeping and evocative panorama over the wooded countryside of the Sienese Montagnola, which gently slopes down toward the Piana di Rosia, a landscape that shifts continuously with the changing shadows and reflections of the sun. In the background, the inactive volcano of Monte Amiata rises majestically at 1,738 metres above sea level, standing as the most important ski resort of southern Tuscany and presiding over the surrounding valleys of the Val d'Orcia and the Maremma.

All of the apartments provide welcoming interiors furnished in a rustic style. The units Tenuta 1 and 2 are approx. 50 from the pool away while the remaining units are closer. By the pool, guests can enjoy use of a beautiful panoramic terrace with sun-umbrellas and sofas and of a covered area with WI-FI in internet connection (WI-FI internet is also available near the reception, closer the units Tenuta 1 and 2).
The access to the property is via an unpaved road suitable to any car.

Developed in Italy, this model revitalizes once-abandoned villages by blending comfort with local tradition in a truly immersive experience- in fact the "borgo" is a shared community between locals that live here permanently, and travelers that was born in the late 1980's.

Spread across three floors, the property combines historic grandeur with modern comfort, making it an ideal retreat for large groups, family gatherings, and exclusive events or ceremonies. The villa benefits from a generous enclosed park of approximately 6,000 square metres, offering guests an immersive experience in the Tuscan countryside. Complimentary Wi-Fi is available throughout the property, ensuring guests remain connected during their stay. A dedicated parking area located immediately after the entrance gate accommodates up to 14 cars, and an EV charging station is available on site for guests travelling with electric vehicles. The surrounding yard, with its lush lawns, mature trees, and carefully maintained gardens, provides a serene and private setting that perfectly complements the architectural splendour of the villa itself.
Outdoors
The outdoor spaces of Villa Leonardo are as impressive as the interior, offering a variety of settings in which to relax, dine, and entertain. The vast enclosed park extends over 2 terraced levels in front of the villa entrances on both the ground floor and the first floor, encompassing approximately 6,000 square metres, of which 4,000 are lawn featuring more than 1,300 plants and tall trees. A constant breeze flows through the garden, encouraging guests to unwind in the peaceful surroundings, while the rich vegetation discreetly screens the proximity of the nearby motorway, though in certain climatic conditions a distant sound of traffic may occasionally be heard. Directly adjacent to the villa entrances, a veranda provides a charming setting for outdoor dining, while a comfortable seating area invites guests to linger in the open air. In front of the annex and overlooking the pool, a portico furnished with sofas and tables offers the perfect vantage point for enjoying an aperitif at sunset. The south-facing pool area lies in a panoramic position just a few steps from the annex and approximately 20 metres from the main villa, reached via a paved path bordered by flowering shrubs. The rectangular pool measures 6 by 12 metres with a depth of 1.50 metres and is lined in PVC with salt treatment purification, internal lights, Roman steps, and a ladder for water access. The expansive stone-paved and lawn sunbathing area surrounding the pool is equipped with sunbeds, deckchairs, umbrellas, and tables. Additional facilities in the pool area include a hot and cold-water shower, a small bathroom, and speakers. A covered gazebo with armchairs and a handy fridge completes this outdoor haven. The pool is non-heated and open from the last Saturday of April until the first Saturday of October, though heating is available on request from May to October. Please note that photographs of the property were taken in spring, and therefore the flowering and colour of the garden grass may differ at the time of arrival.
Unit Layout
Villa Leonardo is a generously proportioned property capable of accommodating up to 36 guests across 15 bedrooms and 15 bathrooms, distributed between the main villa and a separate annex located just a few metres away near the pool area. The main villa is arranged over 3 floors and an attic, and its positioning on terraced land allows direct external access from both the ground floor and the first floor. The main entrance on the ground floor opens into a large hallway with a seating area, flanked on 2 sides by 2 dining rooms. Beyond the hallway lies a fully equipped professional kitchen, followed by 2 double bedrooms, both featuring windows without a view and each with an ensuite bathroom with shower. The ground floor is completed by a guest bathroom and a laundry room. The first floor, accessible both via the internal staircase and directly from the outside through an entrance at the rear of the house, hosts 4 double bedrooms and 1 twin bedroom with joinable beds, all with private bathrooms with shower. Also on this floor is a two-level suite comprising, on the lower level, a spacious living room with direct outside access, and on the upper level, reached by a flight of stairs, a double bedroom and a twin bedroom with joinable beds, all sharing a bathroom with shower. An internal staircase leads to the second floor, where 4 double bedrooms are located, each with a private bathroom: 3 with shower and 1 with an ensuite bathtub and shower. The attic comprises a double bedroom with a bathroom with shower, as well as a further double bed situated in a room with a ceiling height of 1.30 metres, which also has its own bathroom with shower. In 4 of the larger rooms, it is possible to add a single bed. The annex, positioned just a few metres from the main villa and close to the pool area, consists of a suite with a seating room, a double bedroom, and a bathroom with shower.
