In front of the house, extensive olive groves invite leisurely strolls, while at the back of the property the outdoor living areas unfold into a generous stone-paved space with a gazebo set up for outdoor dining, forming a single open environment together with the veranda and the pool. A large, well-kept lawn bordered by low hedges completes this rear outdoor area. Adjacent to the dining area, a brick structure houses the barbecue, while the wood stove is located on the veranda. Next to the main entrance, a stone portico has been arranged as a comfortable lounge area furnished with sofas, armchairs, and tables, offering a shaded retreat at any time of day. It is a non-heated pool, accessible via Roman steps, with a depth of 1.40 m at the edge increasing to 2.80 m at the center. The French window of the veranda, fitted with mosquito netting, opens directly onto the external dining area located beside the pool. All ground floor rooms feature French windows that connect the interior with the outdoor spaces, with the living room opening directly onto the portico and the external dining area.
The first floor is dedicated entirely to the sleeping area and comprises 3 double bedrooms and 2 twin bedrooms. Of the double bedrooms, 2 are en suite: one features a hydromassage shower and bathtub, and the other features a hydromassage shower. The 2 twin bedrooms include 1 with joinable beds. A shared bathroom with hydromassage shower serves the remaining bedrooms on this floor. In 1 of the double rooms and in 1 of the twin rooms, a mezzanine level provides a dedicated wardrobe area. All 5 bedrooms are equipped with air conditioning.

A private cypress-lined avenue leads to the covered parking area and from there to the main house, the annexes, and the swimming pool. Around each residential structure, the beautifully maintained garden is enlivened by multiple seasonal blooms, with dedicated recreational spaces designed for outdoor relaxation. The porch directly in front of the main villa, accessible from the kitchen, is furnished with comfortable seating and a dining table, making it an ideal setting for al fresco meals in the Tuscan countryside. On the first floor, a spacious panoramic veranda is equipped with a gym area featuring a treadmill and a stepper, as well as a play area with a table tennis table. Additional outdoor seating and dining areas are arranged in front of the annexes, sheltered by verandas and porches, perfect for convivial gatherings or quiet moments of private relaxation. The non-heated rectangular swimming pool occupies a private terrace positioned at a lower level than the villa, approximately 30 metres from the house and accessed via 2 gates and a short stone staircase. The pool measures 15 x 7 metres with a depth ranging from a minimum of 1.40 metres to a maximum of 2.5 metres. The tub is covered in PVC with a stone edge and is accessible via a ladder or internal steps on one side. The purification system is hybrid, alternating chlorine with active ions. The pool is open from the last Saturday in April to the first Saturday in October.

Il Poggerello accommodates up to 10 guests across 5 bedrooms and 3 bathrooms, distributed over 2 floors and 2 turrets positioned on either side of the main villa. On the ground floor, the entrance opens into a large living room arranged with a dining table and 2 elegant seating areas. From here, access leads to the dining room, which connects to the kitchen with direct access to the porch. The ground floor layout is completed by a laundry room and a service bathroom. On the first floor, an additional living room and TV room provides a comfortable secondary lounge. On one side of this space, a double bedroom features an en-suite bathroom with bathtub and a double entrance. On the other side, a corridor leads to a hallway and 2 further bedrooms: a double bedroom with a bed measuring 1.90 metres in width, and a twin bedroom, both served by 2 bathrooms with bathtubs. The first-floor living room opens onto the spacious panoramic veranda. At the far ends of the first floor, 2 ramps lead to the 2 towers, one located near the staircase to the ground floor and the other adjacent to the bedrooms. Description
The 8 bedroom Villa Sant’Angelo is immersed in the enchanting Tuscany hills. It’s an old country manor which once belonged to the noble family of Conti Ghezzi who loved to spend their holidays here.
Recently restored it has managed to maintain its original charm thanks to the rare finishings: antique wooden beams, terracotta tiles, stone fireplaces in the large rooms, choice of colours and the very large illuminated environment.
The furniture has been carefully chosen, both functional and comfortable, but distinguishable with the elegant Tuscany classical style furniture which can be found in most homes today.

Poppi with all kind of shops at 3 km, Soci at 3 km, Bibbiena at 5 km.
At guests disposal:
The villa is completely enclosed by a fence and has an independent entrance and enjoys complete privacy. A large garden surrounds the house and here there is a private swimming pool (16m x 8m depth 1.5 mt).
From here, following a footpath, you can reach a lake, tennis court, and also other trekking footpaths within the densely thick woods.
Our guests are free to explore the farm and have free access to the large biological vegetable garden which has been cultivated using old traditional methods.

The farm is situated next to a large dense wood, and here there is a natural footpath which permits guests to reach the tennis court and lake.
Guests are free to explore the farm and go on long walks around the lake. They are free to use the tennis courts and have access to the biological vegetable garden which is cared for using old local farming traditions and methods.
