A constant breeze flows through the garden, encouraging guests to unwind in the peaceful surroundings, while the rich vegetation discreetly screens the proximity of the nearby motorway, though in certain climatic conditions a distant sound of traffic may occasionally be heard. Directly adjacent to the villa entrances, a veranda provides a charming setting for outdoor dining, while a comfortable seating area invites guests to linger in the open air. In front of the annex and overlooking the pool, a portico furnished with sofas and tables offers the perfect vantage point for enjoying an aperitif at sunset. The south-facing pool area lies in a panoramic position just a few steps from the annex and approximately 20 metres from the main villa, reached via a paved path bordered by flowering shrubs. The rectangular pool measures 6 by 12 metres with a depth of 1.50 metres and is lined in PVC with salt treatment purification, internal lights, Roman steps, and a ladder for water access. The expansive stone-paved and lawn sunbathing area surrounding the pool is equipped with sunbeds, deckchairs, umbrellas, and tables. In 4 of the larger rooms, it is possible to add a single bed. The annex, positioned just a few metres from the main villa and close to the pool area, consists of a suite with a seating room, a double bedroom, and a bathroom with shower.

All relevant telephone numbers are provided together with the booking documents. The pool is open from the last Saturday of April until the first Saturday of October. Guests travelling with pets are welcome at the property; a mandatory extra cleaning fee applies per animal per week in the event of animals staying at the villa. The parking area, located immediately after the entrance gate near the main entrance, has capacity for up to 14 vehicles, and an EV charging station is available on site.

The structure in subdivided into 3 apartments, (there is no internal access between apartments) which come rented to one single party as a single rental villa. The largest apartment holds a dining room large enough for 8 guests to dine together.
The owners (who are very friendly but not intrusive) manage a family agricultural business from the same location and live a few meters away but do not share any of the outdoor areas with the guests – they do reserve access to a passage which runs below the largest apartment for use only when truly necessary. They will be available should guests require help or advice for what to visit and where to go to enjoy the best of Tuscany.
The property available for rent and the property where the owners live are separated by a border of flowers which gives the guests the most privacy possible.
This beautiful Tuscan property with a swimming pool is strategically located, this makes it easy for guests to see this region’s fantastic well-known towns and cities such as Certaldo, San Gimignano, Volterra, Florence, Siena and the Tuscan countryside.
The small town of Sciano is found just 450m from the house (easily reached on foot).
