Outdoors

The outdoor spaces of Tenuta Bellafonte are as impressive as the interiors, offering a variety of environments designed for relaxation, dining, and enjoyment of the surrounding natural beauty. The fenced garden, approximately 1,500 square metres in size, is a luxuriant tapestry of many types of flowers alternating with well-kept lawn areas that wrap around the house in every direction. At the centre of the garden, a decorative fountain with alternating lights and water features adds a further touch of refinement to the overall setting. Directly outside the kitchen French window, a large portico serves as a generous outdoor dining area and a comfortable seating area furnished with sofas and armchairs, perfect for alfresco meals in the shade. Additional porticos accessible from the living room provide 2 further furnished relaxation areas where guests can unwind in complete tranquillity. On the first floor, positioned between the pool annex and the sleeping area, a large panoramic terrace furnished with sofas, armchairs, tables, and sunbeds offers an ideal vantage point for enjoying an apéritif while taking in the spectacular views of Monte Subasio and the vine-covered hills, particularly at sunset. The magnificent indoor heated pool, measuring 15 x 5 metres with a constant depth of 1.20 metres, is housed within the annex and is accessible both from the ground floor and from the first-floor terrace. The pool is open all year round and is constantly heated to maintain an optimal bathing temperature regardless of the season or weather conditions. Lined in PVC and equipped with chlorine purification, internal lights, Roman steps in the corner for water access, and a small waterfall on one side, it also features large automatic sliding windows that open directly onto the sunbathing area outside. This exterior pool area, partly paved and partly lawn, is equipped with comfortable sunbeds and umbrellas. For added convenience, the annex includes a bathroom with shower and a small kitchenette. Guests should note that the photographs of the garden were taken in spring, and therefore the flowering and grass colours may differ at the time of arrival.

Unit Layout

Tenuta Bellafonte is configured to accommodate up to 14 guests across 7 bedrooms and 6 bathrooms, distributed between the main house and one annex connected internally. The main house is arranged over 2 floors. On the ground floor, the main entrance opens directly into a large living room featuring multiple seating areas with comfortable sofas and a distinctive modern fireplace at its centre. The living room flows into the open-plan kitchen and dining room, which in turn provides direct access to the large outdoor portico. To the right of the main entrance, the ground floor sleeping area comprises 4 double bedrooms, one of which has a divisible bed, and 1 twin bedroom, all with ensuite bathrooms fitted with bathtubs. A guest bathroom completes the ground floor. A brick staircase from the entrance leads to the first floor, which consists of 1 double bedroom and 1 twin bedroom with bunk beds. These 2 rooms can be connected to form a single suite, making them particularly suitable for a family. The first floor also features an adjoining bathroom with a double shower and an additional guest bathroom. The double bedroom on the first floor has direct access to the terrace and to the pool annex. The annex, accessible from both the ground floor corridor adjacent to the bedrooms and from the first-floor terrace, houses the spectacular indoor heated pool. An internal staircase within the annex descends to the basement level, where guests will find a Turkish bath, a fully equipped gym, a bathroom, 2 changing rooms, and a large bathroom with double showers. Please note that the piano present in the property is ornamental.

This inspection was carried out on 22nd March 2019. The property is noted to share the same building with Cantina Bellafonte and its offices, which are located at a lower level than the house itself. The villa, however, is completely independent with its own private entrance, and no other guests will be present on site when the property is rented in this configuration. On request, the villa has an adjacent room of 100 square metres, ideal for organising ceremonies and private events. A delicious wine is produced in the extensive farm estate adjacent to the property, and visits to the cellars along with wine tastings are available on request. Guests staying at Tenuta Bellafonte between the last 2 Sundays in June have the opportunity to attend the Mercato delle Gaite in Bevagna, a fascinating historical reenactment that reconstructs daily medieval life between the years 1250 and 1350, featuring a contest between the 4 gaite, or districts, into which Bevagna was historically divided.
