The crown jewel of the outdoor areas is undoubtedly the stunning non-heated infinity pool, an impressive structure measuring 8.5 x 15 metres with a depth ranging from 1.20 to 4.50 metres. The pool is open seasonally from 1 May 2026 to 15 October 2026, subject to booking status and weather conditions, and is generously equipped with sun loungers and deck chairs for the ultimate relaxation experience. An outdoor shower is also available on the sun terrace of the main villa, offering a refreshing complement to pool days.

The vast private park of 9 hectares of gardens and woodland surrounds the entire property, providing a serene and intimate environment for leisurely walks, outdoor recreation, and quiet afternoons in nature. The estate is secured by electric gates, ensuring the privacy and peace of mind of all guests throughout their stay.

Unit Layout

The property comprises 2 buildings, the main villa and a dependance, together accommodating a maximum of 16 guests across 8 bedrooms and 7 bathrooms, with the possibility of hosting up to 2 additional guests.

The main villa spans approximately 450 square metres and is distributed across 2 floors. On the ground floor, guests are welcomed by a spacious kitchen complete with a fireplace, a dedicated dining room also featuring a fireplace, and a large living room with a third fireplace, alongside a guest bathroom. Both the kitchen and the living room open directly onto the loggia with pergola. On the upper floor, the villa offers 2 double bedrooms, one of which is a generously proportioned master suite, each with its own private shower bathroom, as well as a study with a sofa bed. A sun terrace with an outdoor shower completes the upper level.

The dependance extends across approximately 250 square metres and is equally distributed across 2 floors. The ground floor features a large living room with a fireplace, 1 double bedroom, and 1 bathroom with a shower that is fully accessible for guests with disabilities. The upper floor accommodates 4 double bedrooms, one of which includes a private shower bathroom, 1 bedroom with bunk beds, and 2 further bathrooms with showers. The interiors of both buildings have been finely restored and tastefully furnished in a sober and elegant style, showcasing exceptional attention to detail and the use of prestigious materials including terracotta floors, coffered ceilings, marble kitchens and bathrooms, monumental pietra serena stone fireplaces, and a travertine balcony from Pienza.

Other Information

Check-in is available between 16:00 and 20:00, and check-out must be completed by 09:00. A security deposit of 1,000 euros is required upon arrival, payable by cash or credit card. A tourist tax is also to be paid on the spot at the time of check-in.

For stays outside the high and peak seasons, shorter rental periods are available on request, with a minimum stay of 3 nights during low season and 4 nights during mid season. Pets are welcome at the property, subject to an additional fee per pet.

On-site parking is available for guests throughout their stay. The estate is secured by electric gates, ensuring privacy and controlled access at all times. Pool towels are included in the rental, with additional sets available at an extra charge.
